Smart design decisions can help you improve the ROi (return on investment) of your home. I outline some key areas where you should consider upgrading, inside and out.
Colour
Rather than opt for a white interior, choose a softer colour to showcase your home. Coordinating a full colour scheme is best left to a qualifed interior designer or decorator; however, if hiring a professional is not in the budget, consider colour palettes created by paint company designers.
Kitchen
The biggest, single investment you can make is to update the kitchen. If your budget allows, stainless-steel appliances, stone countertops and refaced (or freshly painted) cabinets are a good place to start. Granite and quartz have the most pizzazz and are desirable features when reselling.
Bathroom
Set the style with new fxtures and vanities. To infuse popular spa-like features use light-toned neutral paints, natural stone, rain showers, towel racks, and a jetted tub. Choose matching fnishes for doorknobs and bathroom hardware to bring it all together.
flooring
Hardwood has the largest payback. Engineered wood is a close second, with laminates and carpet trailing behind. Hand-scraped hardwood is a good option because it hides scratches and dents.
Lighting
Good lighting leaves a lasting impression. Not only does it set the stage for activities within the home, it can emphasize faws or disguise them. Ensure there are pendant lights over the dining table and bright lighting in the kitchen.
Exterior
Consider painting your front door a classic colour. Good choices include: cinnamon red, olive green or dark blue.
Storage
Because you can never have enough, be creative and add it everywhere you can. Install decorative hooks and shelves to make spaces more functional.
